好股应该被人发掘,尤其在投资论坛, rolling 4q PE才3.4x, 不过下一季的eps应该会被bonus issue影响些微吧, 3配1

这一季EPS已经加(3:1)bonus, 所以才 10.1sen。 如果没有加(3:1)bonus EPS是 13.5sen。

连续2年EPS超过 100% growth。
今年EPS应该有39sen, Revenue RM310 mil。
明年EPS应该有60sen。 Revenue RM500mil。
每年都在高成长。

Huayang EPS 预测。一年后来看准不准。

先建后售的建议不知道会为产业公司带来多大的冲击?

首当其冲的将会是现金不多的公司,因为需要资金来完成发展先,因此这些公司将会需要而外的financing: 1)equity - 发行新股,可是会带来盈利稀释; 2)debt - 向银行举债,gearing会提高,finance costs会提高,盈利减少。

华阳的现金一向不多,先建后售会不会为它带来负面的影响?

Huayang EPS成长太快,股价跟不上,才导致它PE这么低,

如果有这个建议,带来冲击应该是2014年的问题。
这两年huayang project已经卖完。建好就有钱收。

华阳集团最大湖滨市镇发展 特易购入驻大学城

二零一一年十二月七日 晚上七时三分

(吉隆坡7日讯)特易购大型超市(Tesco Superstore)将在华阳集团(HUAYANG,5062,产业组)所发展的大学城(Bandar Universiti Seri Iskandar)开张营业。这间大型超市出现在这个快速成长的市镇,势必推动这项发展计划的销售额,同时预示更多的零售商将前来这里营业。

占地8万平方尺的特易购最近开设了第45间分店,该公司有信心能够吸引现有市镇与临近地区的人潮。

华阳集团首席执行员何文渊在一则文告中表示:“特易购的地点卓越,坐落于OneBU@Seri Iskandar,该区是大学城的休闲与商业中心,势必吸引家庭与个人前来采购日常用品、新鲜食品以及家庭用品。”

他指出:“它也将满足该地区1万名居民的需求,这个数目目前正在迅速地成长。展望未来,我们将为这个市镇带来更多大型计划,近期内将有所宣布。到目前为止,我们最新的发展项目即Selinsing与Lily系列都全盘售罄。”

“大学城商业中心(Bandar Universiti Business Centre,简称BUBC)的200个商店单位都已被抢购一空,以迎合正在成长的学生人口。至今为止,我们取得良好的85%销售额。”

这个总值12亿令吉的市镇是在1999年开始发展,以满足大学以及霹雳中区日益成长的人口需求。占地838英亩的大学城是华阳集团面积最大的市镇发展计划。

高等教育机构如玛拉工艺大学、国油大学、玛拉商业学院,以及国家青年技术学院都坐落在附近。

何文渊补充说:“我们为大学城设定的总体规划,是要建立一个社区,以迎合学生、首次购屋者,以及附近要更换新房子的人士的需求。”

展望未来,大学城将提供更多负担得起的房子,兴建137个属于Tropika和Casa系列的单位,售价从18万令吉起的双层排屋。

何文渊指出:“还有另一个系列名为Seri Idaman与Seri Andaman,售价从13万令吉起,每个单位占地800平方尺,总共兴建909个单位。”

在商业发展方面,公司将在2012年推出具有购物街概念的123个零售商店单位,就在特易购附近,接下来还会兴建更多的商店单位,售价从45万令吉起。

总体而言,大学城在2012年为华阳集团所带来的收入,将占集团总收入大约30%。这个市镇将让华阳集团在未来8年内继续发展这个总面积高达838英亩的地区。

华阳掌门人 - 何文渊



Ho Wen Yan
Chief Executive Officer / Executive Director
Aged 37, Malaysian, was appointed to the Board of Hua Yang on 1 June 2007. He received his architectural training in the United Kingdom at the University of Bath and the Architectural Association. He also holds a Masters of Science (Construction Economics and Management) Degree from University College London.

He began his career in the architectural practice in London with the renowned PARAMETA Architects, having also done short technical attachments with Chua Ka Seng & Partners, another architectural firm in Singapore during his semester breaks.

He joined Hua Yang on 20 October 2003 as a Project Coordinator at its Johore Branch and within a year was promoted to oversee the Johore Branch operations as the Branch Manager. With improvement seen in the performance of the Johore Branch operations under his leadership, Mr Ho Wen Yan was appointed General Manager in April 2006 and subsequently on 1 June 2007 was promoted to the position of Chief Operating Officer and Executive Director. He succeeds Mr. Ho Mook Leong as Chief Executive Officer on 20 August 2010.

For Hua Yang, it all starts with good homes


Hua Yang CEO Ho Wen Yan’s ambition does not differ from the founder of the company, none other than his late father, Ho Mok Heng, who aspired to build quality homes in strategic locations that were affordable for everyone.

KUALA LUMPUR: Hua Yang Bhd is on a drive is to see the country does well by providing good homes for first-time buyers.

“From the first house, the buyer can build a family unit, who will then develop the nation. It all starts with having a good home,” said Hua Yang chief executive officer (CEO) Ho Wen Yan.

Ho’s ambition does not differ from the founder of the company, none other than his late father, Ho Mok Heng. Mok Heng aspired to build quality homes in strategic locations that were affordable for everyone.

From the first project, comprising eight units of four-storey shops in Ipoh, Perak, the group expanded to other states. Today, it has completed over 10,000 commercial and residential units worth RM1.2 billion.

As a trained architect, Ho is very passionate about buildings and urban planning.

Ho, who holds a Masters of Science degree in Construction Economics and Management from University College London, practiced architecture in the UK prior to joining Hua Yang. In 2003, he was made Hua Yang’s project coordinator in Johor and promoted to chief operating officer in June 2007.

Come next month, it will be a year since Ho has led as the group’s CEO.

“Here, we treat everyone as equal … Everyone drives the business for the company,” he said.

Married with one child, 37-year- old Ho likens his job to a cheerleader. “My role is to support them (employees), so that they can produce good work for the company.”

He believes that Hua Yang has the right balance of experiences and perspectives to expand further.

“We have a right balance as the board consists of more senior people, while the younger people are on the operation side,” he said.

He himself taps the experience of those who have served the company longer than him. “As a young CEO, it gives me a different perspective and drive,” he said.

Ho’s emphasis in family life and health are reflected in the group’s activities, which involve sports and family outings.

何文渊 2007 Jun 上任 Chief Operating Officer and Executive Director后,实行project都非常成功。
由其ONE SOUTH project 为华阳带来不错盈利。何文渊眼光不错,这几年买的地的地点都很好,很快就销售完。
2010年8月,何文渊上任CEO。华阳project 发展进度都很顺利。 有几个project 比原定计划提早launch,所以华阳今年销售可以达到 RM500 mil,原定计划只有RM350mil。接着华阳就有时间计划新project,买新地,准备launch新project。

从2008年到现在 graph 可以很明显看出来。

Hua Yang plans affordable housing projects

Hua Yang Bhd plans to launch affordable housing projects with a total gross development value (GDV) of about RM500 million in the Klang Valley in its 2014 financial year.

Chief executive officer Ho Wen Yan said: "We are in the midst of securing land bank for these mixed development projects. The first launch will be in the next financial year."

He told Bernama today that the affordable housing projects would be in Selayang, Seri Kembangan and Desa Pandan.

"The company is constantly looking to replenish its landbank with specific areas in the Klang Valley being considered are Selayang, Seri Kembangan and Desa Pandan," he said.

Ho said the projects would take between three and five years to complete.

He also said that the company planned a gated development with a GDV of RM70 million in Perak in its financial year ending March 31, 2013.

According to Ho, the company was currently in the process of purchasing a piece of land, which was strategically located in Perak for the gated development. The project will comprise affordable terrace houses measuring 22x70 feet with price tags below RM400,000.

Ho said the company would continue to focus on affordable houses, a segment which Hua Yang had been getting tremendous response since it started its property business in 1978.

"We've been selling between 30 per cent and 50 per cent of our properties during our launches,” he said.

Hua Yang is in the midst of developing five projects with a total GDV of about RM983 million of which 85 per cent of the properties worth RM835 million have been sold.

Two of the five projects, namely Symphony Heights and One South with GDV of RM205.7 million and RM515.3 million respectively, are in Selangor.

Another project, Senawang Link which carries a GDV of RM17.8 million, is located in Negeri Sembilan. Its other two ongoing projects, Bandar Universiti Seri Iskandar with a GDV of RM56.3 million is in Perak while Taman Pulai Indah which has a GDV of RM187.8 million is in Johor. -- BERNAMA

华阳巴生谷发展低价屋

(吉隆坡31日讯)华阳(HuaYang,5062,主板产业股)计划于2014财年,在巴生谷推介发展总值达5亿令吉的可负担房屋计划。
华阳总执行长何文渊表示,公司目前正为此综合发展工程寻找适合地库,包括士拉央、沙登和Desa Pandan,预料将在下财政年进行首次推介。
他预计,这项工程需时3至5年。

另外,何文渊也放眼在截至3月31日的2013财年内,进行发展总值达7000万令吉的霹雳产业计划。

“我们目前正寻求购买一块霹雳州的土地,这项产业计划将包括22x70尺的排屋,售价低于40万令吉。”

他指出,可负担房屋业务是华阳自1978年以来的主要业务之一,往往在推介礼上即可卖出30至50%的房屋,未来也将持续专注在此业务上。

据了解,华阳目前正进行5项发展计划,发展总值达9亿8300万令吉,其中85%已获认购,相等于8亿3500万令吉。

Hua Yang to focus on Malaysian market for now

KUALA LUMPUR: Property developer Hua Yang Bhd, will explore the overseas market when the company achieves its targeted RM800 million revenue in the next few years, says chief executive officer Ho Wen Yan.

"We hope to grow our revenue to RM800 million by 2018. By then, we will be at a comfortable size and can start looking for opportunities overseas or other high-end segments," he said.

For the nine-month period ended December 31 2011, Hua Yang's revenue was RM222.13 million.

Ho said the company could bring its affordable housing model and technical expertise to emerging markets like Vietnam, Cambodia and Indonesia.

"Currently, venturing overseas is not in our plan, not within the next three years. The Malaysian market is still very strong, especially for our segment, the affordable housing.

"After three years, we will take a look. I hope these countries are ready for foreign investors then. We are now exploring opportunities," he said.

On the domestic front, Hua Yang plans to launch its next township "Pulai Hijauan" in Johor in April or May.

"Everything is ready now for the official launch of the township," Ho said.

Pulai Hijauan, with an estimated gross development value (GDV) of RM380 million, is about a kilometre from the company's existing township, Taman Pulai Indah, in Skudai.

Ho said the total GDV for the company's ongoing projects and yet-to-be-developed ones was RM2.4 billion. Of this, the GDV for ongoing projects is about RM983 million. Bernama

華陽冀拓海外市場 放眼營業額6年達8億

(吉隆坡2日訊)華陽(HUAYANG,5062,主要板房產)放眼2018年前營業額成長到8億令吉后,將開始探討進軍海外市場。

 該公司總執行長何文淵告訴“馬新社”,希望未來幾年可提高營業額到8億令吉,到時處于較舒適規模,然后可開始探討海外市場,或其他高檔房地產發展。

 他指出,該公司可把經濟實惠的房屋模式及專業技術知識,帶往如越南、柬埔寨和印尼的新興市場。

 “未來3年而言,拓展海外業務不在我們計劃內,畢竟國內市場仍非常強穩,特別是我們專長的經濟實惠房屋,但3年后我們再探討,到時相信這些國家也準備好迎接外資。”

截至去年12月底首9個月,華陽營業額為2億2213萬令吉。

何文淵說,計劃4月或5月在柔佛推介發展總值達3億8000萬令吉的城鎮計劃
