华阳3.5亿销售额可达标

何文渊:华阳立志于2013年开始每年录得5亿令吉销售额。
(吉隆坡19日讯)首季销售额录得1亿6380万令吉,华阳(HuaYang,5062,主板产业股)有信心能达致2012财年的3亿5000万令吉销售额目标。

华阳总执行长何文渊表示,现财年首季营业额1亿6380万令吉占全年目标的53%,深信有能力达成目标;首季销售额也按年激增了232%。

何文渊今日在一项媒体汇报会上指出,位于旧街场的易城(One South)发展计划,是首季主要贡献。

他说:“根据我们的预测,柔佛和霹雳料现财年内贡献1亿5000万令吉销售额,巴生谷则贡献2亿令吉。”

下个目标东马槟城

目前,华阳旗下产业计划以价格可负担(40万令吉以下)的房产为主,分布在巴生谷、霹雳和柔佛。

华阳接下来的目标市场,是槟城和东马。

“我们正积极在沙巴亚庇寻机购买土地,盼今年内会有些成果。我们会以城市,以及人口较多的地区为焦点。”

至于槟城,他表示,该公司主要探讨威省一带,而不是槟岛。

“一旦购获土地,我们会继续在这两个州属内发展价格可负担的房产。”

目前,华阳总共有790英亩的地库,足以带来24亿令吉的发展总值。

配合筹资购买增购土地,华阳也计划透过一项企业活动来筹集1亿令吉现金,惟还未决定筹资方式。

冀年营业额5亿

未来3至5年,华阳将继续专注价格可负担产业市场内发展,立志于2013年开始每年录得5亿令吉销售额及营业额。

继2011财年净利按年跃升116%至2510万令吉,华阳虽无透露公司的预测,但何文渊说:“根据市场和分析员预测,我们现财年可以录得4000万令吉净利,按年增幅是60%至70%”

市场分析员预计,产业市场需求会受通胀压力等因素影响,而在明年趋弱。

产业市场维持稳健

对此,何文渊认为,部分附属领域的需求或许会走弱,惟考量到我国的利率仍处于低水平,加上人口持续增加,房屋需求也依然存在。

“因此,地点优越,而且素质和价值好的产品肯定持续有需求。整体上,我深信本地的产业市场会维持稳健。”

华阳(Hua Yang)将推出多个住宅发展项目,它们主要位于巴生谷、柔佛和霹雳。在本财年之内(截至2012年3月31日),公司将推出多个合计总发展价值(GDV)为5亿2,500万令吉的项目,其中约三分之一(GDV为1亿5,400万令吉)的单位已获预订。其旗舰项目One South是一个包括住宅、办公室和零售铺位的综合发展项目,其GDV为8亿4,000万令吉,预料将在2018年完成。公司也宣布它计划在沙巴和砂劳越推出廉价住房项目,它目前正与多名地主进行洽商,以收购临近市中心的土地,因为人口和经济增长将带来大量需求。

启示:华阳的首要目标仍是在大马建立起市场份额,而它目前在大马拥有314.8公顷的未发展土地储备,GDV估计为22亿令吉。展望未来,公司计划增购土地,所选择的地段将为对廉价住房有需求的地点。

Hua Yang 2Q net profit surges to RM13.89 million      

KUALA LUMPUR: HUA YANG BHD [] net profit for the second quarter ended Sept 30, 2011 surged to RM13.89 million from RM4.31 million a year earlier, due mainly to steady CONSTRUCTION [] progress and better sales.

The company said on Wednesday, Oct 19 that its revenue for the quarter more than doubled to RM76.13 million from RM35.63 million in 2010.

Earnings per share jumped to 12.87 sen from 3.99 sen in 2010, while net assets per share was RM2.23.

For the six months ended Sept 30, Hua Yang’s Net profit rose to RM25.38 million from RM9.22 million in 2010, while revenue surged to RM137.88 million from RM72.85 million.

Reviewing its performance, Hua Yang said the sales achieved during the quarter under revised was 119% higher year-on-year with total unbilled sales of RM395.24 million, giving it improved earnings visibility in the remaining period of FY2012.

On its current year prospects, Hua Yang said that with the steady growth, strong demand and sales for the six months of FY2012, the company was optimistic of posting improved results for the remaining period of the year.

Hua Yang 2Q net profit triples on higher sales      

KUALA LUMPUR: Property developer Hua Yang Bhd’s net profit for its 2QFY12 ended September 2011 tripled to RM13.9 million from RM4.31 million a year ago, driven by higher sales and steady construction progress of its projects.

In a filing with Bursa Malaysia yesterday, Hua Yang said its revenue doubled to RM76.12 million from RM35.62 million a year ago.

Earnings per share for the period was 12.87 sen while net asset value per share was RM2.23 as at Sept 30.

Hua Yang chief financial officer May Chan said in a statement the group is on track to achieve its sales target of RM350 million for its FY12 ending March.

According to Chan, Hua Yang achieved almost 80% of its FY12 sales target after recording total sales of RM275.6 million in the first six months.

Hua Yang said it had total unbilled sales of RM395.23 million, giving the group clear earnings visibility for FY12.

For the six-month period, Hua Yang’s net profit surged 175% to RM25.37 million from RM9.22 million a year ago on revenue growth of 89.27% to RM137.87 million from RM72.84 million.

Chan said Hua Yang is confident that the group’s mainstay of affordable residential properties will continue to see strong demand boosted by the government’s push towards more affordable homes for the lower- and middle-income segment.

“These measures will encourage more flexibility and allow more people to own their first homes,” Chan said.

Hua Yang’s largest project in the Klang Valley is its mixed development One South in Seri Kembangan, Selangor, which has a gross development value of RM840 million.

The multi-phase One South project consists of shop offices, serviced apartments, SOHO (small office/home office) units and office towers.

Its Klang Valley projects are expected to contribute sales of RM200 million and up to RM150 million in Johor and Perak.

Yesterday Hua Yang’s stock gained four sen to close at RM1.60 with 811,700 shares traded.

应该不是股价跌,而是今天除权,3送1红股。
昨天股价1.59,今天除权调整成1.19。

我看了他们的财务报告,觉得他们手中的现金好像有点太少了

華陽首項高樓發展Symphony Heights

華陽集團在11月初將新房子的鑰匙移交給士拉央Symphony Heights服務公寓的買主。


這項活動是為了感謝買主的支持,同時紀念華陽集團成立33年以來,完成的首個高樓發展計劃的首期單位。

華陽集團致力於滿足住戶的安全與住宅需求,因此購買與分發了100套免費的防火器材給住戶。

每套器材包括一個FIPCOM FireX500滅火器以及一個光電式煙霧警報器,是華陽集團為Symphony Heights住戶打造零度火患環境的努力之一。

華陽集團銷售與市場經理羅震峰表示:「Symphony Heights是我們首個高樓發展計劃,我們非常高興能移交鑰匙給住戶。防火器材是我們的防範措施的一部分,以提高住戶們的醒覺與主動性。」

羅震峰也解釋,第二與第三期的單位將在2012年第四季竣工。

Symphony Heights的首期工程包括544個面積介於863平方尺至1246平方尺的單位。第二與第三期工程則分別包括219與183個單位,面積介於1144平方尺至1246平方尺。

這項發展計劃擁有許多社區設施,例如:游泳池、嬉水池、兒童遊樂場、多用途社區禮堂、羽球場與壁球場。

Symphony Heights的地點卓越,靠近黑風洞交通圈,以及第二外環公路與怡保路之間的交界處,附近的設施有黑風洞火車站、巨人霸級市場、黑風洞、特易購Extra霸級市場、士拉央批發巴剎、士拉央醫院、學校、銀行以及休閒公園,如FRIM森林公園以及鄧普勒公園。

我看了他们的财务报告,觉得他们手中的现金好像有点太少了
万一出现一个什么意外 不就会出现大问题?

    如果债务低的话,管理层能干的话。。不是问题来的。。
你看看ql,也是现金比较少的公司

ql和huayang的现金比较起来也相差不少..
ql的cash至少还是total liabilities的 15-20%
huayang的占了不到5%...太少了吧

虽然如此...我还是有买入他   
觉得他目前最令我害怕的就是现金这方面而已了

Hua Yang Bhd's biggest lakeside township development in Perak, Bandar Universiti Seri Iskandar, will be offering more affordable houses by building 137 units of the Tropika and Casa Series, which are essentially double-storey terrace houses.

"There will also be the Seri Idaman and Seri Andaman series, priced from RM130,000 with each unit spanning 74.4 sq m.

"Overall, a total of 909 units will be built," said chief executive officer Ho Wen Yan in a statement today.

The company will also launch 123 units of retail shops with a pedestrian mall concept adjacent to the Tesco Superstore in 2012, and will build more commercial shop lots priced from RM450,000.

Spanning over 335.2 ha, the township, the group's biggest township project by area, will contribute about 30 per cent of the entire group's earnings next year and will allow Hua Yang to develop the total area in parcels over the next eight years.

The company today received the arrival of a Tesco Superstore, which is set to boost sales and mark the arrival of other retail vendors.

Strategically located at OneBU@Seri Iskandar, the township's lifestyle and business hub, Tesco's main footage will attract families and individuals to visit the township for groceries, fresh foods and household needs, Ho said.

He said Tesco will cater to the rapidly growing population, which now stands at 10,000. "We have seen brisk sales with our latest phases of the Selinsing and Lily series fully sold out," he said.

Two hundred units of the Bandar Universiti Business Centre (BUBC) series of commercial shop lots have been snapped up by operators leveraging on the growing student population.

The company said to date, it had achieved a good sales take-up rate of 85 per cent. -- Bernama

Hua Yang is a standout small-cap stock in Malaysia based on full-year EPS estimates by analysts tracked by Thomson Reuters StarMine for the country over the past month.

Analysts have raised their EPS estimates on the real estate company by 23.1 percent on average over the past 30 days. The data includes stocks tracked by at least three analysts.

Hua Yang has the best StarMine Val-Mo score of 100. StarMine's Val-Mo score rates companies based on a combination of two value and two momentum metrics it has created.

Hua Yang's Intrinsic Valuation Score is also 100, and the stock is trading at only 16 percent of the StarMine Intrinsic value of 7.24.

Also, its high Smart Holding score of 95 suggests an increase in institutional interest.

CONTEXT:

Hua Yang's net profit for the second quarter ended Sep. 30, 2011, was 13.9 million ringitts, an increase of 9.6 million ringitts (225 percent) from the year-ago quarter.

SinChew wrote a wrong target price for RM1.19 instead of RM1.58

Huayang normally will announce their quarter report on January which is one month after closed quarter.

Personally i have optimistic opinion toward the coming quarter result.

Personal target price is RM1.50, which is still below PER 5X if we annualise the half year result.
