Mutiara Goodyear-Tambun Indah JV to develop Penang land

KUALA LUMPUR: Mutiara Goodyear Development Bhd, via its wholly owned subsidiary Pembangunan Bandar Mutiara (PBM), has entered into a joint venture with Tambun Indah Bhd to develop a 213ha land in Seberang Perai.

In a statement yesterday, Mutiara Goodyear said the JV would be carried out through Palmington Sdn Bhd which is 40:60 owned by PBM and Tambun Indah respectively.

Mutiara Goodyear and Tambun Indah had acquired 40% and 60% stakes in Palmington for RM2.34 million and RM3.51 million yesterday.

“Palmington will acquire from PBM five parcels of land totalling 213.3ha for a cash consideration of RM233.2 million, to be paid on deferred basis over four years,” it said.

In a filing to Bursa Malaysia, Mutiara Goodyear said part of the proposed development has a GDV of RM186.4 million and gross development cost of RM146.79 million. However, the value of the rest of the land in the proposed development is yet to be determined.

In the filing, Mutiara Goodyear also proposed a provision of financial assistance to Palmington amounting to RM98.8 million by way of advances and a corporate guarantee in respect of Palmington’s banking facilities to be obtained pursuant to the proposed disposal.

The new development is a continuation of partnership between Mutiara Goodyear and Tambun Indah to develop Bandar Tasek Mutiara in Seberang Perai.

Mutiara Goodyear and Tambun Indah first entered into a 30:70 JV in June 2008 to develop 2,102.4ha of land in that area.

With the new JV, the total acreage of the land in Bandar Tasek Mutiara would be expanded to 274.4ha, according to Mutiara Goodyear.

Mutiara Goodyear closed unchanged yesterday at RM1.20 while Tambun Indah rose 0.5 sen to close at 70.5 sen.

这个的消息来源是哪里? 他可能 quote 错发展商了。

恒大的 Project 绝大部分都是提早完成   也没有半路停工的。

我也买 pearl garden,当时 09年年尾, soft launch 时 348k (半独立), 目前是 443k 起。 【main land 的屋子在过去一年确实涨得蛮离谱的

SPA 是三年期限 (因为是 strata title, schedule H). 但 Phase I & II 现在已经建到七七八八了,年尾可以拿 OC. 两年期限内完成算不错了。

Community club 的泳池,健身房等也已建好。

当时下定时,tambun indah 还没上市。但一个做帐的朋友告诉我这建筑商财大雄厚,几乎没有停工的风险【他们的 track record 确实不错:http://www.tambunindah.com/html/completed_details.aspx?PID=61&ID=73&CatName=Track%20Record&Repost=True

从购物者的角度来看,恒大确实做得不错,没有 over commit。设施,maintenance fee 都说的很清楚。没有出现 sales assistant 乱乱 commit 的情况 【至少我没遇到】。一开始也说是三年建好,没有提到两年,只说会尽量提早。

建屋速度很快。至于品质暂时无法评论太多,当时偷偷跑进去看贴好的瓷砖,觉得 so so 罢了。

它的 gated and guarded concept 很好。我就是因为担心治安问题才买的,游泳池有没有都不要紧。这样的住宅在威省不多。

不过它的 Project 地点有时不好。比如 Juru heights, pearl garden 都和养鸡场毗邻。palm villas 的位置也有点难找。

Tanjung Heights 屋子还没起就已经被预购得7788了。剩下的单位价格都涨了。

季报以出,盈利2.98仙,相当满意.......如果四个季度都维持,那本益比只有6倍,而Dividend Yield将会有6cents或8.5%,前景好.........

第二次是有amendment的

原来是我自己没有看好

老实说我蛮看好这支股的
不过因为他还新
而且股价一直徘徊在RM0.70,所以就迟迟没有买进

     Single Tier 是公司缴纳了,你不必缴纳,如果你的Tax Bracket 比公司税低你也不能Claim回差额。

2010年的EPS 11.4sen, RM 0.046的dividend等于40%的派息率。这符合IPO时所承诺的40 - 60%的派息率
