恆大第3季净利跌7%

(吉隆坡19日讯)恆大置地(TAMBUN,5191,主板產业股)2015財政年第3季(截至9月30日止)净利和营业额皆跌。该公司净利按年跌6.88%,至2378万令吉,去年同期为2554万令吉;营业额亦按年下滑26.2%,至8618万令吉。

该公司9个月净利为7077万令吉,按年挫7.20%;而营业额则达2亿7660万令吉,按年下滑22.47%。

配合业绩出炉,该公司宣布派发每股3仙股息,除权日为明年1月26日。

另外,恆大置地宣布调整其派息政策,从原本的占审核后净利的40%至60%,调整为占审核后净利(不包括资產估值获利或亏损)的40%至60%。http://www.orientaldaily.com.my/business/cj37246

 恆大置地向馬證交所報備,將于明年2月18日派發每股3仙中期股息。

 該公司首9月淨利跌7%至7077萬令吉;營業額下滑22%至2億7660萬令吉。

 從2015財年起,恆大置地股息政策仍維持在派發40%至60%的淨利,但此淨利將不包括任何估值收益或虧損。

(吉隆坡19日讯)恒大置地(TAMBUN,5191,主板产业股)截至9月杪第三季净利滑落6.9%,写2377万9000令吉,宣布派息3仙。
同期营业额也挫26.2%,报8618万2000令吉。
累计首9个月,净利萎缩7.2%,仅达7077万令吉;营业额减少22.5%,报2亿7660万1000令吉。

(吉隆坡20日訊)恆大置地(TAMBUN,5191,主板產業組)9個月業績表現低於預期,分析員鑒於新產業發展計劃延遲,下調評級、財測及銷售目標。


9個月業績遜預期



新產業推出延遲導致該集團第三季稅後歸屬股東淨利(PATAMI)按年下滑7%,帶動9個月淨利至7千100萬令吉,現有發展計劃平均出售率按季從80%增至90%。

豐隆研究表示,由於缺乏新產業項目,新產業銷售按季跌13%至2千200萬令吉,9個月累積1億9千300萬令吉銷售,僅佔全年銷售目標4億令吉的48%。

由於新產業計劃延遲推出,豐隆研究下調2015及2016財政年銷售目標47%及19%,至2億1千600萬及4億2千100萬令吉,盈利則減10%及30%。

恆大置地未結賬銷售按季跌16%至3億4千300萬令吉,只有2014財政年總營業額的0.8倍。

JF Apex證券認為,該公司業績低於預期,主要是較低結賬速度及新銷售影響,促使該行下修2015及2016財政年盈利預測6.6%及10.2%,新產業銷售預測調低至2億2千萬令吉及3億5千萬令吉。

“數項工程建築進度進入尾聲及竣工,新計劃還在初期階段,營業額按年下滑26.2%拖累淨利,不過,低盈銷開銷及融資成本抵銷營業額下滑負面效應,促使稅前淨利增長8.4%。”

JF Apex證券指出,新銷售及未結賬銷售在第三季惡化,導致截至目前為止新銷售放緩,主要是數項新推出產業至今未接獲房屋及地方政府部發出發展商廣告准證及執照(APDL)。

“檳州發展商也同時面對此問題,令恆大置地無法推銷新產業及與潛在買家簽署買賣合約,儘管如此,市場對這些計劃的反應令人鼓舞,註冊人數眾多。”

恆大置地宣佈每股派息3仙,JF Apex證券預計,該公司將在明年派每股6.7仙終期股息,令2015財政年全年股息達到9.7仙,提供7%誘人週息率。( 星洲日報/財經‧報道:郭曉芳)

终于拿到APDL了,大家有何看法?

After much delay, Tambun has finally obtained its APDL to launch two new projects. Maintain BUY with an unchanged MYR1.81 TP (28%upside). Both projects have a combined GDV of MYR300m. We expect new sales to grow substantially stronger next year to MYR350m-400m, vs estimated RM220m this year. We keep our positive view on the Penang mainland property market as demand and supply dynamics remain healthy.

Finally approval obtained. After numerous delays, Tambun Indah Land (Tambun) has finally received its Advertising Permit & Developer License (APDL) last week from the Urban Wellbeing, Housing and Local Government Ministry to launch its new projects. Recall, due to the longwaiting process to obtain the APDL, Tambun had not been able to roll out any new projects this year, except for Raintree Park 1, launched in January. This has negatively affected the company’s property sales this year, with 9M sales achieving only MYR193m, vs full-year MYR429m in 2014. The take-up rate for existing projects has reached 91%.
Stronger sales growth next year. As the delay has dampened new sales this year, we expect it to grow significantly stronger next year to around MYR350m-400m. Both projects, Avenue Garden and Raintree Park 2, have a combined GDV of MYR300m, and we gather that the average booking rate has already hit 50-60%. We are confident that these projects can sell well, as the recently opened GEMS International School provides good visibility on the growth prospects of the township, and some commercial shops would also be handed over soon. We reiterate that, unlike elsewhere in Malaysia, where demand for properties is sluggish coupled with moderate oversupply issue, Penang mainland market remains healthy. This is because many developers have not been able to release new projects due to the delay in approvals. Given also that the catalytic investments are moving on track, demand for properties is likely to outweigh supply in that area.
Maintain BUY. As the timing of approval is within our expectation, we make no changes to our forecast which had been revised down earlier. We continue to like Tambun as it is a good proxy for Penang mainland growth story. We maintain our BUY rating and MYR1.81 TP, based on 30% discount to RNAV.

Company Profile Tambun Indah Land (Tambun) is a developer based in Penang mainland. Its flagship township Pearl City is located at Simpang Ampat, 15-min away from the Penang Second Bridge.

Tambun Indah’s unbilled sales at RM343 million in third quarter

Maintain hold with and unchanged target price (TP) of RM1.39: We understand that Tambun Indah Land has secured advertising permits and developer licences (APDL) for Raintree Park 2 and Avenue Garden early this month, after delays of more than half a year.

Both projects have a total gross development value of RM300 million, and have started piling works while waiting for approvals. Given the affordable price range, we gather that the booking rate for Raintree Park 2 (less than RM500,000 per unit) and Avenue Garden has achieved more than 50%.



Avenue Garden is a 17-storey serviced apartment with 312 residential units. The pricing is attractive at RM300 per sq ft, with smaller-sized units costing about RM230,000 each. Avenue Garden is located near to GEMS International School.

To recap, new property sales in the third quarter ended Sept 30, 2015 (3QFY15) fell 13% quarter-on-quarter to RM22 million, bringing nine months of FY15 sales to RM193 million, only accounting for 48% of the company’s initial full-year sales target of RM400 million. This was mainly due to a lack of new project launches with Raintree Park 2 and Avenue Garden waiting for APDL.

With both projects managing to secure APDL, we expect new sales in FY16 to grow strongly to RM420 million. The average take-up rate of ongoing projects is healthy and above 90%. Unbilled sales stood at RM343 million in 3QFY15, representing 0.8 times FY14 revenue. Risks include another delay in new project launches and its concentration on Penang.

Our forecasts remain unchanged as we have already factored in the timing of securing APDL.

Positives include it being a strong beneficiary of rising land prices in Penang mainland, as well as its Pearl City flagship project providing the main earnings driver and potential for more revised net asset value (RNAV)-accretive landbanking exercises. Negatives include its high project concentration in Penang, and delays in new project launches.

We maintain our “hold” call on the stock, with our TP maintained at RM1.39 based on an unchanged discount of 40% to RNAV, with a dividend yield of 5.7%. — Hong Leong Investment Bank Research, Dec 18

進軍炸石業‧金輪蓄勢待發2016-01-18 16:53





(吉隆坡18日訊)金輪(KIMLUN,5171,主板建築組)業務多元化至炸石業,大馬研究認為金輪將從捷運二線(MRT2)和未來基建計劃受惠,預測今年所獲工程達6億5千萬令吉。


該行認為,金輪已在供應捷運一線(MRT)2億7千萬令吉隧道襯砌(TLS)和箱型樑具有經驗,相信在捷運二線供應上述材料與服務具有優勢;上財政年獲工程5億5千400萬令吉。



該公司上週五透過獨資子公司吉隆坡建材有限公司(KLBM),以總代價102萬令吉持有ROCK計劃有限公司的51%股權。

ROCK計劃2015年9月和KOPERASI PENA簽炸石營運協議(QOA)。KOPERASI PENA去年3月獲柔佛森林局有條件批准,以在柔佛蒲萊山森林保留地50英畝地採石。

“採石活動是具備條件的,需獲各當局批准,需獲牌照和環境衝擊評估,和在地上重新植樹等。”

在QOA下,ROCK計劃獲土地清理、挖掘、採木、採石與負責申請與獲批乃至銷售石材權力;KOPERASI PENA則在QOA執行日起獲150萬令吉(即從獲取牌照和准證),另在伐木活動開始獲70萬令吉。

“KOPERASI PENA也從ROCK計劃獲淨利的35%,早前以現款付予KOPERASI的款項,也從淨利比重中扣除。”

上述發展顯示金輪從現有建築、製造業、產業發展中進一步多元化,大馬研究對此發展看法中和,等候更詳細情況,諸如何時開始貢獻、經營時限等詳情。

該行維持財測和“買進”評級,目標價由1令吉60仙調高至2令吉。(星洲日報/財經‧報導:張啟華)
