冀落实槟城购地 恒大置地1·18主板登场

(吉隆坡29日讯)发迹于槟城的产业发展商——恒大置地(Tambun Indah),计划于明年1月18日上市大马交易所主板,并冀望在两个月内落实两项位于槟城的购地计划。

恒大置地董事经理郑克生表示,恒大置地计划在上市后扩展现有地库。

目前,恒大置地在槟岛和半岛分别有两项土地收购计划。槟岛与半岛两个地段皆占地4英亩,前者总发展价值为1亿7000万令吉,而后者则为3500万至3600万令吉。

“上述两项土地收购计划仍未落实,我们希望能在两个月内完成。”

郑克生今日在恒大置地招股书推介礼的记者会上,发表上述言论。

配合首次公开售股(IPO)计划,恒大置地今日正式推介招股书,该公司将以每股70仙的发售价,公开发售3200万新普通股,每股面值50仙,以及献售2210万股。IPO的申请截止日为明年1月6日下午5点正。

透过首次公开售股计划,该公司冀筹措2240万令吉,其中270万充作营运资本、710万令吉将用以偿还贷款,剩余的260万令吉将支付上市费用。

公开发售的3200万股新股中,有990万股是私下配售予指定投资者、1105万股是保留给合格董事、雇员以及商业伙伴认购,剩余的1105万股则是供公众人士认购。MIMB投资银行也是恒大置地上市计划的顾问、主理包销商和私下配售商。

计划进军巴生谷

郑克生指出,恒大置地旗下的产业都在槟城,该公司希望未来能将业务扩展至巴生谷地区。

“目前,我们在巴生谷地区,如莎亚南和加影等地物色合适的地段,但一切仍在初步的阶段,没有任何定案。”

被询及是否会将业务扩展至海外国家时,郑克生披露,恒大置地目前将注重在大马的业务发展,暂不考虑扩展至海外。

Penang-based Tambun Indah looking at Klang Valley

KUALA LUMPUR: Penang-based developer Tambun Indah Land Bhd is finalising the acquisition of two parcels of land in the northern state to add to its current landbank of more than 200 acres (mostly on the mainland), while planning to venture into the Klang Valley in the near future.

Tambun Indah managing director Teh Kiak Seng said the group had identified a piece of land in Penang island measuring over four acres with an estimated gross development value (GDV) of RM170 million as well as another with similar size on the mainland with a much lower GDV of RM36 million.

The group, which is soon to go public, hoped the acquisitions could be completed in the next few months, according to Teh.

“We are actually looking at land all the time. It is important to get quality land so that you can be visible and get good return for it,” Teh added during the launch of Tambun Indah’s prospectus for its initial public offering (IPO) yesterday.

Teh also pointed out that Tambun Indah planned to embark on residential projects in the Klang Valley and had viewed potential land for development in areas such as Shah Alam and Kajang. He noted the group did not mind if the land was leasehold as preference was for land with “good accessibility” and not situated on hilly grounds.

He added that there was no timeframe for its land acquisitions in the Klang Valley as the group in general targeted land with “fast turnover” and was not in favour of purchasing land for long term keep.

“Mainland Penang is one of the fastest-growing districts in Penang due largely to the increase of working class population as a result of rapid industrialisation,” stressed Teh.

He added that Tambun Indah garnered a 10% share of the Seberang Perai residential property market in 2009 and was confident for the share to be increased following its debut on Bursa Malaysia soon.

To date, the group has sold more than 2,800 units of residential property mostly in mainland Penang with GDV totalling more than RM800 million.

With over 200 acres landbank, Teh said the group would be undertaking development of about RM1 billion in GDV which would be sustainable untill 2016.

Tambun Indah’s IPO involved a public issue of 32 million new ordinary shares of 50 sen each comprising 11.05 million new shares for application by the Malaysian public, another 11.05 million shares for application by eligible directors, employees and business associates as well as 9.9 million new shares for application by investors via placement at an issue price of 70 sen apiece.

The existing major shareholders of Tambun Indah are also offering to sell 22.1 million ordinary shares of 50 sen each for application by bumiputera investors. It is expected to be listed on the Main Market of Bursa Malaysia on Jan 18.

Teh said the IPO exercise is expected to generate gross proceeds of RM22.4 million of which RM12.7 million was for working capital, RM7.1 million for repayment of bank borrowings and the balance of RM2.6 million for estimated listing expenses.

On dividends, he said the group had adopted a progressive dividend policy of paying 40% to 60% of its net profits to shareholders. He explained that at an IPO price of 70 sen per share, the annualised net dividend yield was estimated to be about 7% in FY10 ending Dec 31.

“We believe the IPO would go a long way in not only attracting investors but also ensuring value-creation for the long term,” added Teh.

Tambun Indah’s proforma income statements for FY2009 showed the group’s net profit improving marginally to RM23.76 million from RM23.47 million in the year before while revenue dipped 20% to RM100.87 million from RM126.04 million. It posted basic earnings per share of 12.63 sen in FY2009 versus 12.44 sen previously.

Pursuant to its public issue of 32 million shares, Tambun Indah would have an enlarged share capital of RM110.5 million comprising 221 million shares, of 50 sen per share, upon listing. Based on its IPO price of 70 sen per share, Tambun Indah is valued at RM154.7 million.

Tambun Indah buys land in Butterworth for RM11m

KUALA LUMPUR: Tambun Indah Land Bhd yesterday acquired two pieces of land in Butterworth measuring a combined 347,625 square feet for a total of RM11 million.

In an announcement to Bursa Malaysia yesterday, the company said its wholly owned subsidiary Epiland Properties Sdn Bhd had entered into a sale and purchase agreement with Hussain Imam bin Md Ismail and Ayesha Binti Mohamed Ismail, as executors of the Estate of KSM Ismail @ Mohamed Ismail (deceased) for the two pieces of land in Butterworth,  Penang measuring approximately 26,026.3 sq metres (280,144 sq ft) and 8,777.63 sq m (94,481 sq ft) respectively.

“In light of the land being in the town of Butterworth and adjacent to the BORR (Butterworth Outer Ring Road), federal roads and infrastructure, as well as with easy accessibility to industrial parks (eg Raja Uda Light Industrial Park and Mak Mandin Industrial Park) and transport highways (eg Kulim Expressway and North-South Expressway), the board opines that the said land is strategically located and thus suitable for property development,” said Tambun Indah.

Tambun Indah strengthens foothold in Penang

KUALA LUMPUR: Property counter Tambun Indah Land Bhd is buying three companies in mainland Penang for a total of RM11.6 million cash as part of its aim to strengthen its foothold in Penang island.

In a filing with Bursa Malaysia, the recently listed firm said the development projects via the newly-acquired companies — Pridaman Sdn Bhd, Premcourt Development Sdn Bhd and Ikhtiar Bitara Sdn Bhd — were expected to contribute about RM38.7 million in pre-tax profits over the expected development period from FY11 ending Dec 31, 2011 to FY14.

The proposed acquisitions, which will be financed via internally generated funds, would increase the company’s gross development value (GDV) by RM245 million, and effectively raise its total GDV to RM1.4 billion to last until 2016, according to the company’s managing director Teh Kiak Seng. Tambun Indah’s land bank would also increase by 16 acres to 238 acres.

“The layout plans for the projects in Pridaman and Ikhtiar Bitara have received the necessary approvals from the authorities, and we expect to commence work soon,” Teh said in a press statement yesterday.

“Overall, the proposed acquisitions are in tandem with the group’s strategy of reinforcing its position as a leading property developer in Penang. We anticipate that these acquisitions will have positive impact on the group,” he added.

Since its inception in 1994, Tambun Indah has launched more than 3,500 units of mainly residential properties in Penang, with total GDV of some  RM940 million.

Tambun Indah ended trading unchanged at 71 sen yesterday.

这股很新, 没什么数据可分析............之前的财报我看得有点混乱, 不大可能一个季度24仙盈利吧
看过某个报道, IPO价RM0.70时是本益比5.5X
上市后往股价南走,大部分时间都交易在IPO价左右, 相信很多散户还未套现, 我估计要冲的话需要先突破这个限制, 让IPO的散户先出完票. RM0.80前都应该是老人股的动作了.

本益比5.5X (我不知道是否属实, 没确实盈利可分析)对于地产建筑股绝对是低估了
老板说40%-60%盈利做为股息, 有没有这么爽? 这我有所保留

至于前景则不需担忧, 公司近期还买入地, 打开Tambun的网站既然是一大堆project, FB上也有提到将要launch的产品
老板强调今年初开始将会有6个project开始动工
相信是一间作风aggresive的公司
Tambun的房地产屋价并不贵, 目标不是高级买家, 应该不难出手
如果宾城的2nd bridge被确定, Tambun地区的低价肯定彪高 (2nd bridge就在Tambun附近)

目前我没有target price, 等下个financial result才决定TP
(我之前有分析过Mitra和Huayang, Tambun Indah应该是我第三只地产建筑股, 不过我还没买)

我在槟城的产业展看到他的project都卖到7788。。。
看起来业绩不错下。。。

个人觉得可以买一点来收长期

为什么我会买它?因为他有个地盘正好在我公司对面,正准备开工建condo,但已经被人认购得7788了,再加上最近股价跌回ipo价。tambun起的屋子在我们这里是很受欢迎的,老板也积极回购自家股票。暂时想不出什么理由不买它。

我有看过它的产业,我自己也很喜欢。
虽然我买的价比IPO高0.055仙,但我还是觉得买得过。
我现在只持有这只股而已,保留现金62%,压力也没这么大。

    我买他是因为我对他有一定的信心,虽然他财报还没出,但我去他们公司的网站看了他们起的房屋,一看就很喜欢,我想很多人应该也这么认为所以才买他们的产业,而我呢,就买他们的股票了。
