最新进展:

家盟吉(GBGAQRS,5226,主板建筑股)宣布,通过独资子公司AQRS The Building Company私人有限公司,以3560万令吉收购位于雪邦,面积达19.03英亩住宅产业土地。

该土地接近名为“Air Hitam Lake”湖泊,毗邻则是林木生集团(LBS,5789,主板产业股)发展的“D'Island”,家盟吉计划在该土地上打造1142个住宅单位,包括别墅和公寓,发展总值分别是4亿5000万令吉和1亿5000万令吉。

行家建议:

在考虑到这地点,我们认为,每平方尺43令吉的收购价合理。这项收购计划符合家盟吉扩展及加强其产业发展部的目标。

截至6月杪,集团持续进行的产业发展项目的发展总值预计为11亿令吉。上述发展计划将有助于提升集团的未来净利。

在这项计划获得政府批准及进一步公布发展细节之前,我们维持2013至2015财年净利预测不变。

家盟吉申请增容积率 The Altium 明年中再推介  2013-11-10 08:30
   

(吉隆坡9日讯)家盟吉(GBGAQRS,5226,主板建筑股)澄清,虽然展延超过一年,但The Altium发展计划进展仍如期,预期明年中可重新推介。

家盟吉The Altium的混合用途发展计划坐落在Damansara Perdana中心地带,占地2.66英亩。

家盟吉执行董事欧子聪接受《The Edge》财经周刊访问时表示,公司展缓The Altium计划,以申请更高的容积率(plot ratio)。

公司2011年9月首次推介时,声称可在2013年6月竣工。

不过,早前也有媒体报道称,计划将在2014年第三季完成。

欧子聪指出,公司重新呈交给八打灵再也市政厅的申请书,将取决发展计划的进度。

一旦获批,公司放眼计划可在2014年次季或第三季重新推介。

“我们要采取行动,增加我们的面积,从原定的4倍容积率增至6倍,所以暂停推介。”

公司目前放眼建设超过40层高的大楼,计划总发展价值约5亿令吉,高于此前的3亿令吉。

分析员认为,计划展延有利家盟吉,因为Damansara Perdana范围似乎出现产业供应过剩的问题。

“这地点出现大量产业,地点始终不错。我不认为家盟吉的计划面对融资问题。或许计划经调整后,将有更多需求。”

Further to GBGAQRS's announcements dated 3 September 2013 and 14 October 2013 in relation to the Waiver Application and the extension of time to complete the Proposed Acquisition to 15 November 2013 (“Extended Conditions Precedent Fulfilment Date”), GBGAQRS wishes to announce that certain Conditions Precedent as set out in the SPA were not fulfilled as at the Extended Conditions Precedent Fulfilment Date.

In view of the non-fulfilment of the Conditions Precedent, the Board of GBGAQRS (save for Mr Ow Chee Cheoon), after giving due considerations in the best interest of the Company, has decided not to proceed with the Proposed Acquisition by electing to terminate the SPA to avoid any future unascertained liabilities from being realised.
Affin Investment Bank Berhad has therefore on even date written on behalf of GBGAQRS to the SC to retract the Waiver Application.

The decision to terminate the SPA does not have any effect on the net assets per share and earnings per share of GBGAQRS for the financial year ending 31 December 2013.

终止购地和发展合约 家盟吉2年财测下调  2013-11-20 12:18
   

(吉隆坡19日讯)家盟吉(GBGAQRS,5226,主板建筑股)去年提出的购地和发展合约终止,分析员因而调低2014至2015财年核心净利预测,分别14%和19%。

家盟吉在去年6月份宣布,收购一块面积达2.18英亩、位于八打灵区的土地,预备发展为综合商业计划———Stylo,发展总值(GDV)约2亿6280万令吉。

不过,家盟吉最近宣布,由于买卖双方无法达成协议,而且商谈也超过期限,因而决定终止合约,取消上述发展计划。

艾芬投资银行分析员指出:“由于我们已把Stylo计划纳入业绩预算,所以,当公司宣布计划终止后,我们也决定调整预测。”

龙溪购地抵消损失

分析员抽出Stylo计划的贡献预测,调低家盟吉2014和2015财年营业额分别8%和11%,以及净利14%和19%,至6950万令吉和7113万令吉。

无论如何,分析员相信,公司最近提出收购和发展龙溪(Dengkil)一块土地,有助于抵消失去Stylo计划的部分损失。

“此外,我们也相信,家盟吉也会集中获利,发展大马南部的房地产领域。”

分析员决定维持“买入”评级,并给予较低的1.50令吉目标价。【南洋网】

家盟吉建筑业务 订单上看15亿


(吉隆坡30日讯)家盟吉(GBGAQRS,5226,主板建筑股)放眼建筑业务订单增长至15亿令吉,当中包括有机会攫取数项总值4亿令吉的新工程。

根据家盟吉文告,这些新工程计划包括吉隆坡国际机场(KLIA)的新交通管理中心、一个新区的警察总部,以及轻快铁(LRT)、电动火车站(KTM)和机场直透快铁(ERL)的“停车转乘”(Park and Ride)设施。

截至今年9月,该集团建筑订单达11亿令吉,可支撑至2016年。

家盟吉获1.73 亿合约  2013-12-03 12:31



(吉隆坡2日讯)家盟吉(GBGAQRS,5226,主板建筑股)获颁1亿7300万令吉合约,负责在梳邦再也兴建Tropican Metropark住宅公寓。

根据文告,这项由GDP建筑私人有限公司颁发予家盟吉独资子公司———Gabungan Strategik私人有限公司的合约,总值1亿7299万539.32令吉,将家盟吉的建筑订单推高至13亿令吉,可支撑至2016年。

这项住宅公寓建筑工程,包括两栋28层楼高的服务公寓、多用途礼堂、游泳池、健身房和多层停车场。

家盟吉总执行长黄振贵表示,这项合约不仅让公司能参与巴生谷产业发展,也肯定了家盟吉在保证高品质工程和服务的能力。

“我们将立即动工,计划在2016年第二季竣工,相信可激励未来数年收益表现。”

家盟吉子公司 獲1.7億工程


(八打靈再也2日訊)家盟吉(GBGAQRS,5226,主要板建築)獨資子公司Gabungan Strategik,獲GDP建築私人有限公司頒發1億7300萬令吉工程,在梳邦再也承建Tropicana Metropark服務公寓。

 該公司總執行長黃振貴今日在文告中指出,上述工程為承建2棟28層樓高服務公寓,附有完善基建與設施,包括多功能禮堂、游泳池、建身房及多層停車場等。

 “我們計劃馬上動工,放眼在2016年次季竣工,相信這足可在未來幾年良好貢獻公司盈利。”

包括新合约,家盟吉目前总工程订单预测为13亿令吉,其中有8亿6400万未入账。

行家建议

我们正面看待家盟吉获颁新合约的发展,新合约预期可为集团2014至2016财年,分别带来6470万、6470万和4370万令吉的年度订单贡献。

新合约也把2014和2015财年建筑业务总订单,分别提升至约3亿3400万与2亿4000万令吉,但还是低于我们预期的每年3亿5000万令吉订单规模。

若要获得强劲的估值上修机会,家盟吉的订单需要有进一步的提升。

Further to GBGAQRS's announcement dated 29 November 2013 in relation to the separate SPAs entered into between Crystal Aspect Sdn Bhd (Company No. 506983-W) (“CASB”), a wholly-owned subsidiary of the Company, with various related parties on 29 November 2013 for the sale of shop-office units under CASB’s development project known as “Permas Centro” in Permas Jaya, Johor Bahru, Johor Darul Takzim, GBGAQRS wishes to announce that Transaction 3 (related parties : Datuk Kamarudin bin Md. Ali and his son, En Nazrul Azi bin Kamarudin; property lot no. 96) has on even date been terminated upon the request made by the said related parties.

The termination of Transaction 3 does not have any material effect on the net assets per share and earnings per share of GBGAQRS for the financial year ending 31 December 2014.

挑戰聲中迎“豐年”‧家盟吉貫徹成長策略


各大基建計劃將開跑

家盟吉(GBGAQRS,5226,主板建筑組)首席執行員黃振貴說,政府最近公佈各大基建與高效益計劃,如吉隆坡國際機場的空中交通指揮中心、輕快鐵、KTM電動火車與機場快鐵(ERL)的“停乘設施”等。新的縣警察總部,也將開放予該公司競標。

建築業目前面臨無數挑戰,最嚴重者乃是員工短缺,在原料、電費、運輸費用等成本上漲聲中,2014年尤為艱巨。

產業發展方面,2014年財政預算案所宣佈的“打房”系列措施,預料產業購買者年初將更謹慎選擇;惟這為時不久,期望下半年購屋情緒改善,購屋者料主要以價值定位與有升值產業為考量。

專注國內計劃

“總之,公司對領域展望長遠,將貫徹多項成長策略,期望把公司帶領至另一層次。”

首先,該公司專注於貫徹國內現有計劃,巴生河流域捷運(KVMRT)雙溪毛糯至哥打白沙羅工程,截至2013年第三季已建設30%,料可如期於2016年中建竣。最近贏取1億7千300萬令吉在首邦市建Tropicana Metropark,訂單因此增至14億令吉,可忙至2016年。

政府最近宣佈的系列計劃賦予增訂單契機,期許建築業的良好執行紀錄,贏取信任參與上述高效益計劃。

“同時,我們將繼續促銷正興建中的產業發展。迄今依斯干達特區兩計劃各售35%、55%,雪州蒲種計劃售75%。買家的信任支持,鼓舞我們在巴生河流域推展更多計劃。”

“燃油與電費上漲,勢對建築與產業發展起漣漪。儘管事前獲取建材作為未來建築營運,若絕對需要會與客戶就訂單`磋商’。”

家盟吉执行董事 马力纳西比减持4.22%  2014-01-22 11:47
  

(吉隆坡21日讯)家盟吉(GBGAQRS,5226,主板建筑股)执行董事马力纳西比,本月以1680万令吉脱售4.22%股权,相等于每股1.12令吉。

根据文告,马力纳西比是在16日脱售1500万股,将持股权降至5.88%或2087万股。

据了解,这批股权是脱售予执行董事欧子聪和拿督阿兹占所持有的Ganjaran Gembira私人有限公司,后者股权如今已提高至8.45%。

家盟吉是在2012年7月31日上市马股,今日闭市报1.13令吉,扬1仙或0.89%。
