我也非常看好mv的reit
不过旁边的eco city和mv 有没有直接关系的?

IGB房地產信託上市托高 
REITS今年总市值增至200亿

(吉隆坡25日讯)隨著怡保花园房地產投资信託(IGBREIT)即將在今年下半年掛牌上市,大马房地產投资信託(REITS)总市值料从目前的150亿令吉,在今年杪成长至200亿令吉。

双威房地產投资信託(SUNREIT,5176,主板房產信託组)首席执行员拿督黄中立指出,怡保花园(IGB,1597,主板產业股)的房地產投资信託在下半年上市后,將提高我国房地產投资信託的总市值。

「怡保花园房地產投资信託的市值估计高达35亿令吉至45亿令吉。因此,总市值在年杪时料达到200亿令吉,是相当肯定的。」

他提醒,房地產投资信託在大马依然是处於初步阶段,希望日后可以看到更多的业者加入这领域。「整体而言,我国房地產投资信託领域將继续吸引新业者和机构投资者。前提是,业者们拥有足够的规模、好的管理层、好的资產。」

政府预扣税降低吸引力

他举例,自从双威房地產投资信託在2010年进行首次公开售股(IPO)后,跟隨其步伐的嘉德大马房地產信託(CMMT,5180,主板房產信託股)和柏威年房產信託(PAVREIT,5212,主板房產信託股)都拥有素质良好的资產,其地点也非常吸引海外机构投资者。

无论如何,由於政府仍向国內外投资者实施高达10%的预扣税(Withholding Tax),黄中立认为,这导致国內房地產投资信託市场的吸引力不如新加坡。

狮城房地產投资信託市场的当地投资者,可完全豁免预扣税,而海外投资者则需缴付10%的预扣税。

黄中立是在今日出席亚洲策略与领导研究所(ASLI)举办的「房地產投资信託会议」后,与大马房屋及地方政府部长拿督斯里曹智雄、亚洲策略与领导研究所董事兼公共政策研究中心(CPPS)主席丹斯里拉蒙、亚太区房地產公会(APREA)首席执行员彼得米切尔联手召开记者会时发表以上谈话。双威房地產投资信託是这项活动的企业赞助商,亚太区房地產公会则为独家策略性伙伴。

另一方面,曹智雄则呼吁国內房地產投资信託业者向財政部提供意见和反馈,以赶上明年的財政预算案。「政府非常支持房地產投资信託领域。我將代表业者们,把讯息传达给內阁。」

请问reit 也是股票的衍生品?好像warrant 酱的?

    REIT 是很像信托基金的投资产品。他在上市时向投资者筹集资金,然后投资在产业。而信托基金是投资在股票或债券。
    REIT 的收入来源是租金,在扣除了管理费后,将会当股息派回给股东

怡保花园房產信託料9月掛牌

(吉隆坡25日讯)隨著怡保花园房產信託(IGBREIT)上市议案在股东特別大会获得通过后,怡保花园(IGB,1597,主板產业股)管理层表示,怡保花园房產信託预计在今年9月掛牌。

怡保花园週一举行股东常年大会后,就怡保花园房產信託上市计划,召开特大寻求股东的通过,而多数股东投支持票。

按照现有计划,怡保花园持有75%股权的科技资產控股(KASSETS,6653,主板產业股),將把旗下的谷中城(Mid Valley)及The Gardens购物商场卖给怡保花园房產信託。在这之后,科技资產控股將会除牌,而怡保花园房產信託则择日上市。

一名小股东向《东方財经》透露,虽然多数小股东对上述上市计划没有异议,但他们依然希望管理层能够解释,是项计划將如何令小股东从中受惠。

作为这项计划的投资顾问,联昌国际投行代表在大会中表示,怡保花园房產信託上市將会释放旗下两项零售资產的价值,即谷中城及The Gardens购物商场。

怡保花园將从2方面获利

同时,怡保花园股东亦能间接受惠,按照持股比例,获得怡保花园房產信託发出的保留单位。其中一名小股东补充,完成上述计划后,怡保花园將从2方面获利。

第一,怡保花园的股息收入將显著提高。目前,怡保花园持有科技资產控股的75%股权,而后者的派息比例是15%。相形之下,怡保花园房產信託上市后,怡保花园將持有51%的股权。儘管如此,前者上市后首2年的派息率却会高达100%。

第二,谷中城及The Gardens购物商场被注入房產信託后,才能最大程度的释放潜在价值。有一名小股东建议,怡保花园应考虑让股东以100:10比例,认购怡保花园房產信託的保留单位。按现有计划,怡保花园股东每持有100股,便能获得房產信託的8个单位。

联昌国际投行代表说,「若把分配信託单位的比例调整至100:10,怡保花园房產信託的保留单位將佔总额的超过5%,违反房產信託的上市条例。」

儘管如此,这项议案最终还是获得股东的通过。

怡保花园董事经理陈俊明隨后向记者表示,在股东点头之后,下一步便是等待证券监督委员会的批准,然后便能在今年9月上市。

IGB Corp to fund growth with REIT listing proceeds

KUALA LUMPUR: IGB Corp Bhd is expecting to raise some RM800mil in cash from the upcoming listing of its retail real estate investment trust (REIT), which is expected to happen in mid-August.

IGB Corp group managing director Robert Tan said the proceeds would be used for future expansion activities, which “are in the pipeline.”

Tan also confirmed a recent StarBiz report that said IGB Corp was mulling over another two REITs to unlock the value of its office and hotel assets.

“If this (the listing of the retail REIT) goes well, we will look at the possibility of the office/commercial and hotel/hospitality REITs.

“It is a question of the timeline or timing. Now, the demand is good for a retail REIT but an office REIT is not the flavour of the month.

“Also, the office/commercial and hotel/hospitality REITs would have different investors with different expectations,” he told reporters after the group's EGM.

To recap, the listing of IGB's maiden REIT, the retail REIT, in the third quarter of this year is to unlock the value of its two prime retail assets - Mid Valley Megamall and The Gardens Mall.

Both the malls are currently parked under IGB Corp's 75%-owned unit, KrisAssets Holdings Bhd.

KrisAssets Holdings has proposed to sell both the retail malls and their related assets to its parent IGB Corp for RM4.6bil.

The disposal would be satisfied via cash and the issuance of 3.4 billion units in IGB REIT.

KrisAssets had also proposed an offer for sale of 670 million consideration units by Mid Valley City Gardens Sdn Bhd via the initial public offering (IPO) of IGB REIT.

KrisAssets said it wanted to distribute 2.73 billion consideration units, as well as the remaining cash proceeds from the sale of the two properties and the IPO to its entitled shareholders at a date to be determined and announced later.

KrisAssets' board has no intention of maintaining the company' listing status after the completion of the proposed disposal of its two malls.

Meanwhile, the group's hotel division including associates, reported revenue of RM424.2mil in 2011, which was up 14.5% compared with RM370.5mil in 2010.

In its annual report, IGB Corp also said last year, rental revenue from office buildings was within expectation with an improved contribution of RM112.2mil, compared with RM105.8mil in 2010.

Tan also said IGB Corp was looking at mergers and acquisitions, both locally and abroad.

“We are in an opportunistic mode,” he said.

Tan also said the group would continue to focus on centrally located city hotels.

“We do not want to compete with resort operators.

“We will continue to focus on our strength, which is city hotels.

“Location is central,” he added.

Meanwhile, the group has a remaining land bank of 2,000 acres with the bulk in Selangor.

In its annual report, IGB Corp stated that its property development unit had seen encouraging sales for its mixed commercial development G Residence, which was launched in Feb 2012.

To date, 85% of G Residence units have been sold.

Located off Jalan Ampang Hilir, Kuala Lumpur, G Residence comprising 474 service apartments and 26 retail shops, has a gross development value (GDV) of RM430mil.

REITs stand to gain, defensive qualities will shine in current trying times

PETALING JAYA: Real estate investment trusts (REITs), which focus on higher-than-market average yields, will stand out in the current uncertain economic and market environment due to their defensive qualities.

The impending listing of IGB REIT and KLCC Property Holdings Bhd's planned REIT could potentially raise investor attention to a sector otherwise viewed as a low-beta proxy to the economy.

Analysts contacted by StarBiz said they did not discount the possibility of eventual increased attention on REITs, saying that this could be a prelude to a re-rating for the sector.

“These two REITs are huge in terms of potential flotation volume and market capitalisation. For IGB REIT, its asset valuation of RM4.6bil will make it the largest retail REIT to date,” RHB Research Institute's REIT analyst Loong Kok Wen said over the telephone.

Loong said the huge asset base due to high liquidity in the financial system would also attract the attention of institutional investors.

“This is a good opportunity to buy into such initial public offering REITs amid the sustained global uncertainties,” he added.

Loong noted that interest in REITs was currently high and this could be sustained, moving forward, should global uncertainties persist.

“There has been a lot of attention lately on consumer-based dividend-paying stocks and their prices have been going up.

“It is the same for REITs their asset revaluation had seen increased prices on the backdrop of high liquidity in the economic system,” Loong added.

A property analyst with TA Research said the other qualities of REITs that would be appreciated by investors in these volatile times were their dividend yielding nature compared with other fixed-income securities.

“I am positive about retail REITs as their dividends are stable because these cash stream comes from their rents.

“Retailers are resilient amid booming economies in the East. And locally, consumers here are always shopping and buying goods during the weekends,” the analyst said.

However, the analyst noted that while REIT yields had declined slightly from the past, one could still find yields as high as 8%.

Yields today still offer 2%-3% premium over fixed-deposit (FD) rates.

“For example, if I am a person with a lot of money, I would like to diversify my returns and risk. So REIT is the next best alternative after FD.

“Today, we are also looking at richer valuations for REIT stocks,” the analyst said.

In a report, Hong Leong Investment Bank said foreign funds and investors were continuing to show strong interest in Malaysian retail assets due to their attractive yields and pricing.

“The retail segment is blessed with a highly favourable macroeconomic backdrop sustained consumption theme in Malaysia, rising disposable income and discretionary spending, high consumer confidence, strong employment market (and) the tourism boom of Malaysia,” Hong Leong's REIT analyst Sean Lim wrote in the report.

作为避险资产又可赚取收益率 实业投资信托受青睐

(吉隆坡7日讯)现时在大马交易所上市的实业投资信托(REITs),其总市值高达178亿2000万令吉,这个数字很大机会在今年内增长1倍。目前,有14家REITs在马交所上市。最大的是柏威年实业投资信托(PAVREIT,5212)、双威实业投资信托(SUNREIT,5176)和嘉德大马信托(CMMT,5180)。而资产总值高达46亿令吉的怡保花园实业投资信托,料将在8月中上市。该信托基金持有两个标志性的购物中心,分别是谷中城和花园广场。

最近,KLCC产业控股有限公司(KLCCP,5089,产业组)宣布,将会探讨成立REITs。如果真的落实,它可以把额外130亿令吉或更多的资产注入该REITs里面。KLCCP产业的优质房地产组合,包括双峰塔、阳光广场购物中心以及文华东方酒店。

但也有猜测,它的另一项珍贵资产是吉隆坡会议中心,有可能被该集团母公司KLCC(控股)私人有限公司注入该REITs里面。兴业证券研究行分析师龙国雯(译音)说:“市场永远对REITs有需求。假设怡保花园REITs提供了一个很好的认购价格,我认为它将会获得不俗的反应。”

她说:“KLCCP实业投资信托可以很容易地成为本地最大的REITs,在吸引投资者认购方面不会有任何麻烦,因为它在吉隆坡市中心拥有优质资产。推出规模庞大的REITs将会令到该领域中出现大型的REITs与小型的REITs。大型的REITs较小型的REITs容易吸引更多的资金,因此前者的周息率会较低。”

龙氏指出,规模较小的REITs可能有更高的周息率,但另一方面也将会有较高的风险和较差的流动性。不过,黄氏星展维高达证券研究行分析师叶美惠(译音)认为,市场有足够的流动资金,去吸收上述两项大型REITs的筹资活动。

由于市场经常出现波动,许多投资者纷纷涌向REITs,以避开海外的经济不景气。因此,对于REITs的购兴大增,引致现有的REITs价格升至接近估值的高峰。龙氏说:“现时,我不会看好REITs的前景,因为估值快要见顶。只要市场处于不确定性,投资者仍然继续持有。”

龙氏表示:“当市场出现不确定性时期,基金和投资者纷纷涌向防御性股票,而REITs是属于这一类。基金喜欢投资于REITs,以获取较高收益,而不是持有现金。这种趋势可能扭转风险偏好的回报。

龙氏说:“目前REITs的收益是非常捉襟见肘的,尤其是考虑到一年定期存款利率是3.2%。自2008年金融危机以来,现时REITs的收益率仅超过定期存款利率少许。”

5家市值最大的REITs平均12个月股息收益率达5%,而它们的股价在过去一年上升了15%。“虽然市值最大的REITs股息收益率较低,不过该产业信托基金价格也很稳定。最重要的是,它们的收益不会进一步大幅下跌。作为风险资产,我认为它不会以少过4%的收益率来交易。”

龙氏说:“在4%水平时,它们的交易较无风险的定期存款出现溢价80个基点。”相比之下,叶氏称,她对REITs的领域持积极的态度,因为该领域有较吸引的收益率,因而有一定的需求量。

“我仍然看好REITs,特别是商场的REITs较办公室的REITs为佳,因为商场租金趋向上升,但是办公室的租金持平,因为市场出现庞大的供过于求情况。”

叶氏说,此外,马来西亚的消费者支出继续强劲。而龙氏说,虽然办公室租金将低于商铺租金,但是KLCCP实业投资信托将不会受到影响,因为它的办公室拥有较高素质。

龙氏说:“KLCCP实业投资信托旗下双峰塔的主要承租人是国家石油,因此租金方面应该没有问题。而且该座建筑物拥有优秀的科技条件和设施,将可吸引跨国公司前来开设办事处。”

龙氏说:“现在,我首选的REITs是雅饰实业投资信托(AXREIT,5106)以及Hektar实业投资信托(HEKTAR,5121)。当怡保花园实业投资信托上市后,它将成为我的首选。因为我期望它的首发股将会大受欢迎。除非KLCCP实业投资信托上市,否则怡保花园实业投资信托将会是本地最大的REITs。

    reit 比基金好的一点就是,租金是稳赚的,90%盈利是派发的。。。基金就没有稳赚,和dividend payout ratio也不一定

怡保花园产托获批

(吉隆坡19日讯)怡保花园(IGB,1597,主板产业股)献议成立和上市怡保花园产托(IGB REIT)的设立,已于7月18日获得证监会(SC)批准。

根据文告,证监会批准怡保花园设立35亿5000万单位的怡保花园产托,并把全数35亿5000万单位的资本上市大马交易所主板交易。

此外,怡保花园产托管理私人有限公司和AmTrustee有限公司、分别受委为怡保花园产托管理公司和委托人的建议也获得批准。

怡保花园寻求豁免部分在房产投资信托准则、集体投资计划(CIS)招股书准则和资产评估准则内部分条文。

根据怡保花园的建议,怡保花园将把旗下谷中城美佳广场(Mid Valley Megamall)及The Gardens Mall等资产注入怡保花园产托。[Nanyang]
