sbccorp 股本才82million 股, 发附加股筹不了多少钱。
随便卖一块地就有几千万进口袋。所以不大可能发股筹 ...

    sbc的销售方式跟有些发展商不易样,他喜欢逐步开放式,每次只开放很少的单位之后在看反映。例如沙巴 the peak vista block A刚开放时每方尺RM500++ 之后逐步增加到后来的每方尺RM1000++。 只由158 unit但差别就有RM500++。 在加上开放销售时间不定期所以业绩时高时低,但公司利润不影响。

    值不值得看个人,他的现金虽然不多因为他喜欢买地。然后开project圈钱周转。以他的方式是不会亏,但要股票大起比较难但放长远还是有机会。短期就比较难。

    Kiara East 的project 也是这样,2012年四月book的(early bird discount 5%+5%+3%)才刚刚在2012年10月sign S&P. Delay sign S&P 就是为了增加 DEX SUITE 的高度。

The Chronicles of the Peak Collections
SBC Berhad invested into a piece of Signal Hill land near Tanjung Lipat 18 years ago. Their vision is to build a collections of high end projects resembling the Peak of Hong Kong.

The project started off with the Peak condominiums back in 1997 and received poor sales due to Asian Financial Crisis. At that time, condominiums were not popular mainly due to cheap land cost. Average terrace houses at Luyang area costed less than rm 200k while the Peak's unit sold at 250k onwards.

The project took closed to 5 years to complete and SBC launched Taman Signal Hill in 2004. This landed property project received well response because of market's preference of landed asset. Semi D sold at 600k was resold for 1.4m today.

After the completion of Signal Hill project, Peak Suites was launched. Peak Suites sold at 280k for 700 sq ft and today it worths about 450k. This project launched in 2006 and completed in 2008. During this period, the Peak Vista B was launched.

I remembered I made my trip to look for some units but it was all sold before official launching. I do not know about DIBS and I certainly do not know I can use banking facilities to make money. Selling price for 1288 was at 400k and today empty unit costed about 800k.

My friend bought a Seaview unit of 1678 sq ft for about 600k at rm357 on second floor. 10th floor unit costed about rm500 psf. Today the asking price is rm800 psf. This project completed in 2009. Again The PEAK VISTA A - ultimate luxury living project launched in year 2008.

I happened to have lunch with a banker on a Saturday afternoon. After lunch, we decided to visit another banker who happened to have an exhibition at sales office. I met the director and found out a few units were available at that time.

I was attracted to the big unit on 7th floor. 2448 sq ft with a price tag of RM 1.3M. At that time, I just bought a semi-D three storeys house and I didn't plan to spend rm530 psf on another residential project.

However, the view was too beautiful to resist. 7th floor is about 10 floor from base after 3 levels of parking. With 11 floors from the sea level, this unit is located on 21st floor with 270 degree of sea view. I was thinking it as investment.

I strongly believe in buying the best property in the best location but not the most expensive. My first investment was apartment and hence I am fond in funding into such project. A year after buying into this property, the Peak Soho B launched in 2011. I booked another unit on 9th floor but decided to let go because it is not the best deal.

On 25 August 2012, Peak Soho A will be launched at rm700 psf. That is on 6 or 7 floor. Higher floor reserves for later release. I know an ultimate project will be launched next year or two, the will complete this saga but with a price tag of rm1000 psf.

I will keep my finger cross. A new shopping mall is being planned with Four Points by Sheraton cum office building called One Likas. That will further enhance the property price. Meanwhile Naza Group is developing Old KK harbour and transforming it into cruise terminal, hotels, exhibition centres, shopping malls and high end condominiums.

With new high end projects being develop around coastal highway, this belt will be a new Cancun ocean drive or Miami drive. With Pacific Parade and Bay 28 within its proximity, this place is where ultimate luxury condos living will be. I am glad that I made a good call 2 years ago.

I can sell it for a project but I think wealth is created when you are enjoying it. Perhaps I will move there one day. Let's see when I get my certificate of occupation early 2013.

eddy很勤劳,花了不少时间算sbccorp产业价值。
eddy兄预估有点底。

花阳最近买 30 acres (1.30 mil sq ft)花了RM1.5mil

sbccorp其中一块mukim batu KL地10acres(0.45mil sq ft) 才值 RM27mil。
mukim batu 在KL,应该不止这个价格。

在 batang kali 地才 RM2/sq ft。
sbccorp在2004年买这块地时已经是 RM12/sq ft

虽然预估有点底, 但比起原来价值增加  RM118mil (RM251mil - RM133mil)
NTA 增加 RM 1.40

    若从收购的角度来看,这些地只要80m就可以全部拥有。不到一亿啊!

  对不起,小弟因为是生意人,所以都是从做生意的角度来看事情。还有,小弟没看财报。。。paiseh!

去年净赚23.87m。
派息:3.5sen X 82m股 = 2.87m

用来派息的钱,大概占了净赚的12%。
