          谢氏兄弟机构1928万卖地

          (吉隆坡18日讯)谢氏兄弟机构(SBCCorp,5207,主板建筑股)以1928万9000令吉现金,脱售位于吉隆坡的一块99年期土地与建筑物。
          谢氏兄弟机构向马交所报备,独资子公司SBC Leisure有限公司所脱售的土地,也涵盖该土地上的建筑物。根据该公司截止3月杪财年最新财报,该土地与建筑物净账面价值376万1172令吉。

          Who having this share?

          What i found:
          1) Company's  Liabilities is keep decreasing.
          2) The NTA keep increasing
          3) Quarterly profit keep increasing
          4) Hopefully Dividen also increasing
          SBC is a high potential company....shadow of HY.

          If you noticed it carefully, the investment company are the substantial assets derived but the dividend received from their investment company is pretty small. This either the investment company does not making profit nor they simply did not declared to the parent company (sbc corop)

          A company has RM3 net worth and yet some of it is valued at much lower but the share price is only around RM1

          华阳今年还没买地,有点替它担心。
          而且今年project有些延迟到明年才launch。
          这样会影响华阳明年盈利。

          SBCCORP有好多地,地点都很好。
          很多project正在launch着。
          未来几年SBCCORP业绩应该会很不错。
          虽然SBCCORP的盈利不稳定,但比较year by year,
          可以看出SBCCORP盈利还是大幅度成长。

          谢氏兄弟机构(SBCCorp, 5207主板产业股)是一家过去4年盈利高成长公司,但作风低调,很少在媒体介绍公司状况。也没有投资机构做研究报告。所以即使盈利高成长,股价也没跟着高成长。
          SBCCorp有4个吸引人的地方。
          1) Project 开始大量发展,很快就看到盈利。
          2)有大量地在KL和Sabah。大多数都是以前买的,地点都很好,还没有资产重估。
          3)NTA RM3.28,股价严重被低估。
          4)股本只有8千2百万股,所以EPS很容易就可以上到很高。

          2012年财报revenue RM152 mil. Profit RM23.8mil.大概15% profit margin。
          如果revenue上到 RM300mil. SBCCORP盈利将大幅度提升。
          对SBCCORP 来说,RM300mil revenue 不是一件难事。






          1) 未来发展计划
          A)  KiaraEast

          一个20英亩的综合开发别墅,公寓风格的套房,阁楼和餐饮零售,所project连接走廊。计划了多代的方案,适合年轻人和老年人,有大量的开放空间,以满足,如公园,湖泊和我们自己的城市广场。真正的摆脱塞车之苦,仅有5分钟车程到Mont Kiara,国际学校,商业中心。它也与火车站,并通过Jalan Kuching DUKENKVE MRR2高速公路

          Kiara East 一共有5project

          i)    DesignerSuites GDV RM300mil)(2012-2015)已经LaunchSales很好。

          ii)   SKYLOFTS (GDV RM200 mil)

          iii)  SOHOS(GDV RM200 mil)

          iv) VILLAGESQUARE (GDV RM200 mil)

          v)  VILLAS(GDV RM600mil)


          由于官方没公布GDV,所以我大概做了GDV预测。全部GDV大概 RM1.5 billion

          这个project会在5年内完成(2012-2017)。

          如果这个project10% profit margin RM1.5 billion RM150million盈利。

          平均一年赚RM30million EPS大概40sen.

          未来5年可以有不错盈利。


          Kiara East project 这块地是在2000年时买的,那时地价很便宜,地成本很低,所以未来5Kiara East会为SBCCorp带来不错盈利。



          Designer Suites 最高几楼还没launch。已经launchsales都卖的很好。

          3) 最近SBC Corp卖了一块地。赚RM15.9million, EPS大概19sen。
          应该会在明年2月公布财报里面。
          这块地从1999年到现在一共涨了5.7倍(RM19.289mil/RM3.376mil)。
          SBCCORP有不少地在2000年买,到现在还没重估。
          如果全部地价重估, SBCCORP NTA会大幅度提高。

          The original date of investment in the Property was on 23rd March, 1999 and the land cost was RM3,376,222.
